On October 15, 2013, a 7.2-magnitude earthquake struck Bohol. More than 200 people died, thousands of homes were damaged or destroyed, and century-old churches collapsed in minutes. The tremors triggered landslides across hillsides that had looked stable for generations, and cracked the ground open in coastal areas that had never shown any sign of fault activity before that morning.
Bohol has rebuilt, and property interest has climbed steadily since. New subdivisions, beachfront lots in Panglao, retirement villages near Tagbilaran, and farm-style properties in the interior are actively marketed to buyers from Manila, Cebu, and the diaspora abroad. But the geology that produced that 2013 earthquake has not changed. Before you sign any property contract in Bohol, here is what to check.
The 2013 event was traced to the North Bohol Fault, sometimes called the North Bohol Rupture or the Inabanga-Sierra Bullones Fault. Before October 2013, this structure did not appear on widely circulated hazard maps because it had no documented historical rupture. The earthquake created a visible surface rupture across northern Bohol, and PHIVOLCS updated its fault hazard maps afterward to reflect the newly characterized trace.
Properties in northern Bohol, particularly near the municipalities of Inabanga, Carmen, Danao, and Sierra Bullones, are closest to this fault trace. If a property sits in those areas, you want to know the distance from the nearest mapped segment.
What to check:
When the 2013 earthquake struck, some coastal barangays experienced liquefaction, where water-saturated, loosely packed soil temporarily loses its strength and behaves like a thick liquid. Structures on liquefied ground can sink, tilt, or crack even if the building itself was designed to withstand shaking.
Low-lying land near the coast, land along riverbeds, and any reclaimed or filled area carries higher liquefaction susceptibility. Tagbilaran City sits partly on low-elevation coastal terrain. Areas near the Loboc River and the Abatan River also have characteristics that raise concern.

The island sits at the southern edge of the Philippine typhoon belt, so it does not receive direct typhoon hits as frequently as eastern Samar or Leyte, but when systems do cross, rainfall totals can be significant.
Flooding is a concern along the Loboc River, Abatan River, and other major watercourses. Barangays close to these rivers can experience rapid rises after sustained rain, sometimes within hours of a weather system moving in. Check the flood layer for your specific parcel, not just the municipality.
Landslide susceptibility is elevated in hilly and upland areas, particularly in Carmen, Sierra Bullones, Danao, Bilar, Balilihan, and other interior municipalities. If a property sits on a slope or at the base of a hill, check the landslide layer and look at the slope and elevation data before assuming higher ground means safer ground.
Panglao Island, connected to the Bohol mainland by two causeways, is where most beachfront and resort-adjacent property sales happen. It is also directly exposed to storm surge when tropical cyclones track through the Visayas Sea.
Storm surge is a rapid, temporary rise in sea level driven by a storm's winds and pressure. It affects the shoreline and any land behind it at low elevation, sometimes reaching several hundred meters inland depending on the terrain. The depth of inundation depends on the storm's surge height and the property's elevation above sea level.
If the property is within a few hundred meters of the beach and sits at low elevation, this is a hazard to take seriously. Check the storm surge layer and confirm the land's actual elevation before assuming coastal frontage comes with acceptable risk.

A hazard screening cannot tell you what a specific lot will do when the next major earthquake hits Bohol. Fault ruptures produce variable effects across short distances, soil conditions differ lot to lot even within the same barangay, and liquefaction can occur in places not captured by regional susceptibility models. What the report provides is a data-grounded starting point based on the best available national hazard maps, so you walk into negotiations or a bank loan application knowing what questions to ask and which layers showed red.
